Monterey Motorsport Park Announces Exciting Partnership with SVRA

1000 400 Monterey Motorsport Park

Sportscar Vintage Racing Association is the largest platform for vintage racing in the U.S.

Visit the Sportscar Vintage Racing Association (SVRA) homepage, and you’ll quickly understand the mindset of one of the oldest and most respected organizations in vintage racing

Some people collect art…We race it.

That pretty much sums up the group’s philosophy. Whether it’s a Formula 1 or Indy car, or a classic Jaguar or Porsche, SVRA sanctions events at racetracks across the country that bring together motorsports enthusiasts who collect, maintain and race these classic cars that represent a rolling history of motorsports the world around.

In doing so, the SVRA has grown steadily to 2,500 active members with a database of more than 11,000 racecars. The group will put on 14 events at well-known and revered tracks across the country, from the Indianapolis Motor Speedway to WeatherTech Raceway Laguna Seca.

So, it’s with great pleasure that Monterey Motorsport Park announces that we have signed an agreement to partner with SVRA and help support all that the SVRA does for the vintage racing community in the U.S.

“Monterey Motorsport Park and SVRA share a tremendous passion for historic and collector cars and the people who own them,” said Ralph Borelli, chairman of Borelli Investment Company and a co-founder of Monterey Motorsport Park. “We’re excited to share information about these luxury garage-condos and how we cater to the needs of discerning automobile enthusiasts with the broad audience delivered via SRVA’s events and activities nationwide.”

“Where could you find a better cultural fit for an SVRA partner than Monterey Motorsports Park?” added SVRA CEO Tony Parella. “We are honored to have this relationship and it is very appropriate in a year where we are excited to have WeatherTech Raceway Laguna Seca on our calendar.”

Monterey Motorsport Park joins a long list of SVRA sponsors including Jaguar, Land Rover, Merrill Lynch, NetJets, Sunoco, Mazda, and more.

Ideal for Storing Vintage Race Cars or Collector Cars

Located along Highway 68 near the Monterey airport and just minutes from WeatherTech Raceway Laguna Seca, Monterey Motorsport Park is ideal for securely storing any type of car collection — for vintage racing, track driving or entering in shows or Concours competitions.

The 86 upscale garage-condos range in size from just less than 700 sq. ft. to around 2,600 sq. ft., with the gated, access-controlled complex protected by video and pro-active remote guarding services from Elite Interactive Solutions. Each luxury unit features:

  • Large roll-up doors for easily moving vehicles in and out of your unit
  • A separate walk-in door for owners and their guests
  • Soaring ceilings to as much as 25 feet
  • A mezzanine 13 feet above the garage floor, accessible via an interior staircase, which can be customized into a splendid retreat with wet bar, large-screen TV and more, or a personal office
  • High-speed fiber optic Internet and cable TV access

The best part is: these are garage-condos that you can invest in — rather than rent — meaning that just like the classic pieces of rolling art that owners are storing in their garage-condos, there’s the potential of enjoying the appreciation of precious real estate on the beautiful Monterey Peninsula over the years.

Opening in the 4th Quarter of 2019

With the wet winter behind us, construction is now at full speed. Our live construction cam is here. Sales activity has also recently begun to increase once again and the inventory is more than 50% sold, so now is the time to find out more about Monterey Motorsport Park and choose your favorite unit while there’s still a good selection of garage-condos to suit your needs.

Construction Moving Quickly as Summer Arrives in Monterey

1024 462 Monterey Motorsport Park

Monterey Motorsport Park is rapidly taking shape as summer weather arrives on the Monterey Peninsula. The four-building garage-condo complex adjacent to Monterey Regional Airport remains on track for completion in the final quarter of 2019, when owners of the luxury spaces will be able to customize their units and move their car collections, personal or business storage — and settle into the luxury retreats and/or offices they create in their spaces.

Here are just a few of the construction tasks that have been completed in recent weeks by co-developer and contractor Swenson:

Building A

  • The steel framing is complete and metal panels have been secured to one side of the framing
  • Mechanical, electrical and plumbing has been 100% roughed in
  • Windows and fans are in place and lath has been secured to the plywood in preparation for applying the stucco
  • The roof is now in place

Building B

  • Steel framing is 70% complete
  • 50% of the demising walls have steel plates secured to one side of the walls

Building C

  • Steel framing is complete and the steel plates have been added to one side of the demising walls
  • The windows are in place
  • Approximately 25% of the electrical has been roughed in

Building D

  • Underground work has been completed, and the lower slab and retaining wall have been poured

Additionally, most of the site work at Monterey Motorsport Park has been completed including: the south and west concrete masonry retaining walls, the north wall’s I-beams have been set in concrete — with wood lagging underway, base rock has been laid for most roads, all underground work (sanitary sewer, fire water, drain, water, and electricity) — except for the east road — has been finished, and the storm chamber water retention system has been installed.

You can view the construction progress first-hand by following our live construction cam or watching our most recent construction videos.

Sales Pace Is Picking Up

While construction has been progressing rapidly, the sales pace has picked up as well. If you’ve been waiting to time your purchase at Monterey Motorsport Park, now’s the time to take a close look and settle on your favorite space. The selection is dwindling quickly:

  • Building A — Offering the largest garage-condos for sizable collections or other demanding requirements, Building A only has two spaces remaining that aren’t either pending or in escrow.
  • Building B — Half of the 22 units are gone.
  • Building C — More than half of the garage-condos are in escrow.
  • Building D — Even the building with the largest number of units — including many of the most compact and affordably priced garage-condos — already has 50% of the units in escrow.

With the beautiful weather finally here and Monterey Car Week fast approaching in August, now is the time when momentum is expected to pick up dramatically.

Zoning Approved for Specialty Auto Sales at Monterey Motorsport Park

Next-Generation Services for Buying and Selling Cars

Monterey Motorsport Park is a luxury garage-condo facility and car community located adjacent to Monterey Regional Airport. The vast majority of owners plan to use their units to store car collections, memorabilia and other valuable collectibles.

Now with approval from the City of Monterey, interested owners may apply for either wholesale or retail dealer licenses from the California Department of Motor Vehicles (DMV) — so they can handle custom car buying and selling, with transactions often taking place on-demand via e-commerce.

“This is a major announcement and accomplishment for Monterey Motorsport Park,” says Gordon McCall, noted Monterey Peninsula collector of cars and motorcycles, co-host of McCall’s Motorworks Revival at the Monterey Jet Center and a member of the project’s development team. “Together with the unique tax benefits of ownership in this facility, to obtain the incredibly strict zoning approval from the DMV will really help many prospective buyers with their decision to invest in this property”.

Added Benefit for Garage-Condo Owners

Being able to handle vehicle sales and purchases within a community tailored to the needs of auto enthusiasts is expected to be a highly desirable benefit for many owners at Monterey Motorsport Park.

“These luxury garage-condo units are ideal to showcase a limited inventory of exotic, classic or other collectible cars,” explains Ralph Borelli, co-managing member of Monterey Motorsport Park. “This e-commerce-driven business model has proven to be quite popular with owners in other similar facilities such as Club Auto Sport in Silicon Valley — where more than a dozen owners operate specialized, next-generation auto sales businesses.”

One of the first businesses to open in the community will be Gordon McCall’s firm, McCall Events. McCall will use the downstairs garage space as a showroom for his extensive collection or cars and more than 20 vintage motorcycles. Upstairs, in a spacious mezzanine, McCall will establish a small office to run his business. Other owners may choose to use their mezzanine (included in every unit) to create a comfortable retreat, with amenities ranging from sofas and TVs to high-speed, fiber-optic Internet service or a wet bar.

SBA Financing of Up to 25 Years

Monterey Motorsport Park is working with two lenders:

Joe Maleti, EVP–Division Manager, Commercial Real Estate Lending at Avidbank, who offers conventional financing,

Bruce Whitaker, Senior Vice President, Business Development at TMC Financing, who offers SBA loans for small businesses — including new fixed SBA 504 loans with terms of 25 years, in addition to the familiar 10- and 20-year SBA loans. Plus, you may enjoy the long-term potential for appreciation offered by real estate on the Monterey Peninsula.

Construction Moving Swiftly Ahead

Construction is well underway at Monterey Motorsport Park, and with the arrival of favorable weather, completion is expected in the 4th quarter of the year. But don’t wait. Already, approximately half of the 86 units in the complex are spoken for.

Lease or Buy?

1024 492 Monterey Motorsport Park

IRS-recognized cost segregation accounting practice can deliver $82,000 in first-year tax write-offs on a $315,000 purchase at Monterey Motorsport Park

With Rents Rising and Low Interest Rates, Now’s the Time to Buy the Storage Space You Need

When a businessperson or individual investor is in need of commercial space, the same question always arises: should I lease or buy?

Consider this: warehouse/industrial vacancy is quite low in Monterey County — in the single digits. The market for flex commercial space — the type that’s used by car collectors as well as for businesses or individuals who need extra storage space — is extremely tight: at around 1% vacancy. This creates high demand and drives rental rates skyward. So what do you do?

Fortunately, on the flip side of the coin, interest rates for SBA loans right now are near historical lows. Note rates are in the low 3% range — with total APRs including fees running from 4.35% to 4.62% for 10-year to 25-year SBA loans.

So, it makes perfect sense to buy, rather than lease, and pay yourself instead of paying off your landlord’s mortgage. Of course, as with any financial transaction of this significance, you should check with your CPA, attorney or other advisors before purchasing.

Cost Segregation: IRS-recognized Practice Saves Thousands in Faster Tax Write-offs

To make your purchase at Monterey Motorsport even more cost-effective and affordable, the team at Monterey Motorsport Park has paid to have a special engineering study done that can accelerate your write-offs of up to one-sixth of your garage-condo’s value.

The meticulous study supports a practice called cost segregation, something that’s been repeatedly upheld in IRS reviews and audits. Using cost segregation, you’re able to break down the total cost of your garage-condo unit — minus 20% for the land it’s on — into 5-year, 7-year and 15-year components, as well as 39-year property. By depreciating some of the building’s components over these shorter time periods, rather than depreciating the entire value of your purchase using the standard 39-year basis, you can write off an enormous amount in the first year — often enough to offset most or all of your down payment on an after-tax basis.

Going forward, you’ll of course be making monthly payments, but rather than going down the drain in rent, these payments will be building equity in your garage-condo — with the payments locked in at low interest rates. It’s a real win-win proposition. Potential appreciation offers another attractive benefit.

Want to learn more and have something you can share with your CPA? We asked our CPA to help create a highly informative cost-segregation white paper. We’re happy to share that with you and your advisors, and there’s no charge or obligation. You can download it here.

How a Honda Motorcycle Kick-started Gordon McCall’s Love for Motorsports

1024 525 Monterey Motorsport Park

Wall Street Journal article on Monterey Motorsport Park co-developer details his start on the road to success

Two years before he was old enough to apply for a driver’s license, Gordon McCall — host of the annual McCall’s Motorworks Revival, which kicks off Monterey Car Week each August, and a highly successful local businessman — came to a crossroads.

He had seen an ad for a 1969 Honda CL90 motorcycle, which he desperately wanted. But he knew his mother would say no. So, he did what most future entrepreneurs would do. He assembled the necessary funds (he sold his 10-speed bicycle and pooled his earnings from lawn work) and he made the investment.

And that little bike — which he still owns and rides — started him on a lifelong odyssey that’s led him to become one of the most recognizable motorsports aficionados on the car crazy Monterey Peninsula. Read the full article in the Wall Street Journal here.

One of the Driving Forces Behind Monterey Motorsport Park

McCall’s latest passion is Monterey Motorsport Park — the next evolution in luxury garage-condos — located near the Monterey Airport. The unique car community, which is attracting interest from car collectors as well as businesses and individuals who simply need more storage space in a secure, gated facility, offers 86 garage units for purchase — ranging in size from just less than 700 sq. ft. to nearly 2,600 sq. ft.

McCall plans to move his successful firm, McCall Events, to Monterey Motorsport Park as soon as it opens later this year. His wife, Molly, a noted painter and photographer, will also create a gallery for her artwork in the complex.

Luxury amenities at Monterey Motorsport Park include:

  • A sleek, attractive design unlike any common mini-storage facility you’ve seen
  • A spacious mezzanine in every unit, 13 feet above the garage floor and accessible via an interior staircase, which garage-condo owners are customizing into an office, leisure space, or simply using for additional storage
  • Roll-up as well as walk-in doors, to accommodate vehicles and their owners and guests
  • High-speed Internet service and cable TV options
  • Access-controlled entry gates, security lighting, plus video of the facility’s perimeter and unit entrances — with 24×7 proactive remote guarding
  • The advantage of purchasing, rather than renting month after month — to lock in costs based on today’s low interest rates

Garage-Condos Are Going Fast

Approximately half of the garage-condos have been reserved and with construction steadily progressing, owners are finalizing their purchases — so the remaining selection is rapidly dwindling. Check out the live construction cam here.

Collectibles Soaring in Popularity and Value

1024 504 Monterey Motorsport Park

Passion investing — putting a percentage of your wealth into something you love — has become highly popular over the past decade or so. The concept is so well accepted that many investment advisors suggest that their clients allocate a fixed percentage — perhaps 15 to 20% of their wealth — in this investment category.

What’s a passion investment? Typically, it’s something you’d spend your money on even if you weren’t considering it as an investment, which then grows over time as you recognize the value that’s being created by your collection. Here are some of the leading types:

  • Art
  • Antiques
  • Collector cars and motorcycles
  • Coins, stamps and firearms
  • Fine wines
  • Historical collectibles
  • Jewelry
  • Sports or entertainment memorabilia

For some, it could even mean buying a small winery or some vineyard acreage to indulge in a passion to produce their own wine. The point is: these are all investments in which you take a great deal of personal pleasure while you watch their value grow over time.

Collector Cars Racing Ahead with 500% Return

One of the fastest moving passion investments has been car collections. In a 2016 report, CNBC’s Deborah Nason said, “Classic cars are gaining attention due to their nearly 500% returns over the past decade, outpacing art and wine by more than 100%, as reported by the Knight Frank Luxury Investment Index.”

The most valued nameplates include Aston Martins, Ferraris and Porsches, but lately a wider range of cars including American muscle cars and more recent models are showing solid gains for collectors as well.

Photo by VanderWolf Images, Aston Martin DB11 Grand Tourer Coupe car showcased at the Brussels Motor Show 2018

The rapid appreciation in value has shifted cars out of the realm of casual collectibles and into a serious asset class. And just as you wouldn’t tuck away a Picasso or Rembrandt in your closet or keep a wine rack full of $10,000 Bordeaux’s in your front room, it doesn’t make sense to store even a modest collection of classic cars in friends’ garages or a dusty warehouse or ministorage unit.

Monterey Motorsport Park represents the next generation of specialized garage-condos perfectly suited to car collectors’ needs. The four-building complex located just off Hwy 68 adjacent to the Monterey Airport provides security-conscious, access-controlled storage plus a fun car-driven community — with many owners who share your interest in car collecting.

Matching your Passion for Cars

The exclusive, upscale facility has a total of 86 car and storage condos ranging from less than 700 sq. ft. to nearly 2,600 sq. ft.

These garage-condos are ideal for car collectors with any size of collection, RV or boat owners, or anyone who needs additional storage space for their business or personal items such as furniture from a vacation home, recreational equipment, or anything that’s been cluttering your home garage. Attractive features include:

  • A stylish design with modern clean lines, stone treatments and welcoming entry canopies
  • Ceilings soaring up to 25 feet, with large roll-up doors up to 14’ x 14’, 12’ x 14’ or 12’ x 12’, depending upon your unit’s location — and a standard walk-in door as well
  • Mezzanines 13 feet above the garage floor, accessible via an interior staircase. Many owners are planning to customize this space into an office or personal retreat — with a large-screen TV, sofa, wet bar, and more to enjoy their favorite races or sporting events.
  • High-speed fiber-optic Internet to opt in to whatever level of Comcast broadband service and cable TV you desire
  • Completely fenced complex with access-controlled entry gates, abundant lighting, video in perimeter areas, and a next-generation, pro-active remote guarding service

The best part is: just like the passion assets you’re collecting, your investment at Monterey Motorsport Park has the potential to appreciate in value over the coming years — like precious real estate on the Monterey Peninsula has done for decades. You also have potential tax benefits if you use the space for business purposes. As always, you should consult with your CPA or tax professional about the specific benefits you may enjoy.

Construction at Monterey Motorsport Park is moving rapidly ahead, with an expected completion in Q4 2019. But now is definitely the best time to reserve your unit!

Ladies (and Gents) – Take Your Garage Back!

1024 512 Monterey Motorsport Park

The humble garage. When it was first conceived, it seemed like a fine idea: an enclosed space in which to park the family cars and protect them from heat and cold, rain and the occasional passing seagull. But somewhere along the way, the idea of a traditional attached garage has been run off the road.

Rather than hosting cars, garages have been outfitted with pool or ping-pong tables or arcade games and transformed into an entertainment space. Or they have been made into home gyms, complete with a set of bar bells and maybe a treadmill that if only the person who bought them would use the darn things, there would be no reason to go to the next higher pant size.

Guys have also gotten carried away and decided that it would be even better if they could use their garage as a makeshift shop for do-it-yourself auto service or modifications — filling the space with tools, test instruments and un-drivable vehicles with their parts scattered all over the floor for months at a time.

And in what little room may be left, your guy has likely squeezed in camping gear, sports equipment or what have you. In other words, just about anything that you won’t let him bring into the house, he stashes in the space where you’d like to simply park your car.

Ladies Love Garages Too

But lest you laugh a little too loudly, ladies, we see you looking longingly at your garage space as well.

Unless you’re a car gal — and there are a growing number of those today — your interest in the space may have nothing to do with motor vehicles. But we know that you’re filling it with boxes of Christmas ornaments, clothes and shoes you’ve removed from your closet but can’t part with, furniture, extra household items, and who knows what else? Where does all this stuff come from?

In the meantime, your family’s cars are looking lonely and exposed parked in your driveway or at the curb.

Bring your Cars in from the Cold at Monterey Motorsport Park

It’s time to take your garage back!

Monterey Motorsport Park offers upscale Monterey garage storage adjacent to the airport. You’ll find 86 unique garage-condos — ranging from under 700 sq. ft. to nearly 2,600 sq. ft. of space. This will let you clear out your home’s garage, so you can finally park your cars where they belong. These garage-condos are ideal for:

  • Storing and wrenching on your cars or motorcycles to your heart’s delight
  • Packing in a variety of household items such as holiday decorations, extra furniture from your vacation home, your kids’ college furnishings, boxes of personal files, and more
  • Storing business equipment or supplies
  • Parking a luxury motorhome, RV or boat (selected units)

Other features offered by Monterey Motorsport Park’s garage-condos include:

  • Ceiling heights up to 25 feet, creating room for a spacious mezzanine 13 feet above the garage floor, accessible by an interior staircase
  • These mezzanines can be customized into offices or personal retreats with high-speed Internet and cable TV options, helping to create what will be a unique car-driven community
  • A well-planned design for the complex that includes access-controlled entry, abundant lighting and video in perimeter areas — plus a next-generation, pro-active remote guarding service
  • The opportunity to own, not lease, your unit, locking in today’s property values and low interest rates, and offering the potential for generous appreciation over time — especially with the number of residences in places such as Carmel that have inadequate garage space…or no attached garage at all

These Monterey Car Storage Condos Are Going Fast

No doubt these garage-condos sound like the perfect way to finally be able to use your garage at home. Then, it should be no surprise how fast these units are selling!

Already, approximately 50% of the garage-condos at Monterey Motorsport Park are spoken for, with construction to slated to be completed until Q4. Don’t wait! Contact us today!

Progress Continuing Even With Losing Two-Thirds of a Month to Rain

1024 684 Monterey Motorsport Park

February is one of the rainy months in the Bay Area. But not THAT rainy! If you were keeping track at home, yes indeed, 19 of February’s 28 days were wet. That’s more than two-thirds of the month. And yet, the crews assembled by co-developer and general contractor, SWENSON, managed to keep things steadily moving at Monterey Motorsport Park.

Here are some of the highlights of the construction work that’s taken place in the past two months at the unique garage-condo facility and car enthusiast community along Highway 68 adjacent to the Monterey airport:

  • 10,872 sq. ft. of plywood sheeting has been installed to create the full façade on Building A at the four-building complex
  • Building A also incorporates 195,000 pounds of light gage steel framing, wall panels and roofing AND 150,000 screws. (So, no need to personally count these!)
  • Concrete was poured in February for Building C’s lower flooring slab and Building D’s lower footings
  • Building B’s slab was just poured on March 23rd — so only Building D’s upper footings and slab remain to be poured, most likely in April
  • Building A’s steelwork, as noted above, is complete. Building B’s steel will be next. Deliveries have also been set for Building C’s steel to arrive on-site in late April and Building D’s steel in mid-June.

As you can see, excellent progress is being made on the construction of Monterey Motorsport Park — with completion continuing to be targeted for Q4 this year. Stay up to date on the progress by following our live construction cam.

Still Waiting for the Right Time to Buy?

Well, that time is now. With roughly half of the garage-condo inventory at Monterey Motorsport Park already gone and purchase agreements now being finalized, the selection is dwindling fast.

Monterey Motorsport Park truly represents a new vision for luxury garage-condos, perfect for every car collector, motorsports enthusiast or any individual or business looking for top-quality, garage-type storage space in a gated complex with proactive security monitoring.

Plus, the big benefit is that with each unit boasting a spacious mezzanine that can be customized into a luxury retreat or personalized office, this is where your friends and business associates will be hanging out on race weekends, during Monterey Car Week in August, or anytime people want to relax and enjoy all the attractions of the spectacular Monterey Peninsula (which when you think about it, is pretty much every weekend).

Don’t get left at the starting line — or miss the opportunity to choose the unit of your dreams. You’ll also want to lock up your garage-condo purchase while interest rates remain low by historical standards — and secure a commercial real estate investment with an excellent chance to appreciate significantly over the coming years. (Check with your CPA or tax advisor with any questions.)

An Uplifting Investment

Monterey Motorsport Park offers car collectors and motorsports enthusiasts that rare opportunity to take advantage of a promising investment and be part of something you’re passionate about at the same time.

In the past, investments in Monterey Peninsula property have performed very well. And while there can be no guarantees about Monterey Motorsport Park’s future prospects, previous developments such as Garage Unlimited of Monterey have demonstrated strong resale values — even in the short term. Long-term prospects may be even better. As always, you should consult with an investment advisor or your CPA before buying.

Beyond the intrinsic investment value, this is something you can really enjoy. A community of owners just like you. Who are passionate about cars or motorcycles. And who are planning to use the mezzanines in every unit to create leisure spaces with fiber-optic Internet connections and optional cable TV or personal offices where they’ll look forward to spending time with friends and associates — especially on race days or during Monterey Car Week. This just may become your home away from home.

Units Going Quickly

Construction is well underway, as you can see from our live cam, and units are selling fast. We expect owners to be able to move in before the end of the year.
